From June 17 to 19, 2025, RAI Amsterdam will once again host PROVADA, the largest real estate fair in the Netherlands. Avenue will be present again, and that’s no coincidence. Why is this event so important? What are our goals? And what message will we bring? We let our team speak.
Why is PROVADA such an important event for the real estate sector?
“PROVADA is the meeting place for everyone active in real estate,” says Isabelle Deswaef, retail consultant at Avenue. “It’s not just about showcasing projects, but especially about exchanging ideas and forging collaborations. The combination of networking, innovation, and content makes it a permanent fixture on our real estate calendar.”
What does Avenue hope to achieve this year?
For Avenue, PROVADA is more than just a fair. It’s a strategic moment to strengthen our growth in the Netherlands. “We want to reinforce existing relationships and will also be working with fellow brokers,” says Kenneth. “Especially now, as we’re actively expanding our presence in the Netherlands, it’s the perfect moment to gather market insights and explore opportunities.”
What is our central message at PROVADA?
Avenue comes to PROVADA with a clear theme: cross-border expertise. Isabelle: “We build bridges between Belgium and the Netherlands, and actively seek synergy between both markets. Our recent transactions reflect this strategy, for example with the prominent retail site in Hognoul.”
Who from the team will be present?
During PROVADA 2025, Avenue will be represented by Elena, Isabelle, Kenneth, and Niels. “Each of us brings specific expertise,” says Isabelle. “From investments to leasing, from retail to mixed-use. Anyone interested in a conversation is welcome to reach out — we’re happy to make time for a coffee moment or an inspiring chat.”
What added value does Avenue bring as a Belgian broker to the Dutch market? What projects do we want to highlight and what conversations do we want to have?
“The conversations we prefer are those where vision and feasibility come together,” says Kenneth. “We’re happy to share more about recent key transactions like B-Park in Bruges, but we’re especially focused on how similar projects can succeed in the Dutch market. Expanding into the Netherlands clearly offers added value for the Dutch market.”
Kenneth explains: “We’re seeing increasing interest in retail parks and high street properties with redevelopment potential, especially in urban areas where spatial renewal is a priority. As a Belgian broker, we bring a different perspective and extensive experience with these types of projects, which often leads to fresh insights and creative solutions.”

According to the team, this added value is closely linked to Avenue’s Belgian background. Isabelle elaborates: “As a Belgian broker, we offer a unique perspective. We’re used to working in a complex market environment with various cities, plans, and structures. That makes us flexible, solution-oriented, and creative. An approach that’s often refreshing in the Dutch context.”
Kenneth adds: “We also notice that our experience with Belgian retail developments and high street leasing is highly relevant for Dutch cities facing challenges with vacancy, mixed-use functions, and repurposing.”

“We’ll be there primarily to support existing Dutch retailers — who, due to the similarities between the two markets, are also looking towards Belgium — as they take their first steps into the Belgian market.”
