When it comes to the key differences between residential and commercial real estate, Isabelle Cloots has a unique perspective. While she started her career in residential real estate, she always felt something was missing. In 2020 she was approached by Hendrik Evens to consider joining the Avenue team in the commercial real estate field. After spending a couple of days on the road with the team, she knew she found what she was looking for.

Every day, we match a network of retailers and available locations as accurately as possible, taking into consideration their white spots (areas not yet covered by a point of sale), required surface area, presence of competing and complementary retailers and the license category of the building”.

The proactive nature of commercial real estate brokering is crucial. Brokers need to gather detailed information from retailers and keep that information updated at all time. But it doesn’t end there. “When the perfect opportunity does not present itself, we think creatively, such as splitting a property between two retailers or changing the building’s license”, she adds.

In conclusion, effective commercial real estate brokering requires a thorough understanding of market dynamics, diligent information gathering, and proactive strategies to meet clients' diverse needs effectively.
